Vivero de Empresa

A start-up hub is a building dedicated to creating space and infrastructure for start-up companies. New entrepreneurs are offered the premises and services they need for a certain period, thus facilitating the start of their business life. This operation requires a building that adapts to the constant renewal of tenants and enhances their new identity. These two factors were the starting points for this project.

This business hub offers the possibility of creating different types of offices according to demand. This adaptability is possible thanks to the concentration of the service areas and facilities in fixed and structural volumes, leaving the rest of the space free for compartmentalisation according to the needs of each new company.

Focusing on the energy aspect, the project aims to be as environmentally friendly and efficient as possible, integrating different solutions to this end: an energy study based on each of the building’s orientations; a green roof mantle, which serves as insulation in both summer and winter; large overhangs for the accesses on the upper floors, which allow to naturally ventilate all the units and functions as a natural solar protection for them; the use of thermal and photovoltaic solar energy, permitting it become an electricity generating facility; and even the creation of a rainwater collection system with an accumulator tank for the irrigation of the immediate outdoor vegetation and trees, organised in the western area as a solar protector. It is a start-up hub where priority has been given to efficiency, both functional, spatial, and energetic, for the creation of new environments for work and collaboration.

In terms of spatial distribution, the ground floor houses the larger units (workshops, clinics, gymnasium…); the first floor houses the medium-sized offices (SMEs) and the first floor is reserved for micro-offices or co-working, companies that only need one desk and common services. The creation of corridors or interior distributors has been avoided, to use the maximum surface area for offices and to emphasise individualised access to each new work unit directly from the outside. Finally, access from the outside increases the autonomy and identity of each company within the building. Be it from the ground floor, garden or ring, clients of the start-ups are able to access the offices from the outside, simulating stand-alone venues in a city. These access spaces encourage users to meet each other similarly to a street or public space.
